Accuracy and assumptions

Even so, formulas and market conventions vary, default values are simplifications, and the output is only as accurate as your inputs. Lenders, appraisers, and local markets may use different definitions or thresholds. We make no representation that the results match any specific lender's underwriting, any appraisal, or actual future performance.

Provided "as is"; limitation of liability

The Site, and every figure it produces, is offered strictly on an "as is" and "as available" basis, carrying no warranty of any kind — express or implied — including merchantability, fitness for a particular purpose, accuracy, or non-infringement. To the fullest extent the law allows, we accept no liability for any direct, indirect, incidental, consequential, or other loss — investment losses included — that arises from using or relying on the Site or its calculations. If the Site ever falls short for you, your only remedy is to stop using it.

Acceptable use and intellectual property

You may use the Site for your own lawful, personal, or business analysis. You agree not to misuse it, attempt to disrupt it, or scrape or republish its content as a competing product. The Site's design, text, and code are owned by us or our licensors and are protected by applicable law.
